In the age of instant everything, it’s tempting to believe that a property’s value can be calculated with a quick click. Enter Zoopla, Rightmove and countless online “instant valuation” tools that promise a ballpark figure based on postcode data and historic sales.
But here’s the catch: your home is not a spreadsheet.

And nowhere is this more obvious than in cases where location, condition or hidden defects dramatically affect value — yet are entirely missed by a computer model.
Case Study: The Stanton-on-the-Wolds Bungalow
Let’s take a real example.
Recently, we were asked to carry out a valuation on a well-maintained bungalow in Stanton-on-the-Wolds. From the outside, it ticked many of the right boxes: detached, generous plot, desirable village, well-kept interior.
The Zoopla estimate came in at £700,000+ based on recent local sales.
But our valuation came in substantially lower. Why?
A combination of underground risks and structural uncertainty none of which Zoopla could detect.
Our investigations revealed that a railway tunnel and ventilation shaft ran beneath the property. While long decommissioned, these features present potential risks around ground stability, future insurability, and resale appeal. Even more importantly, the shaft was not properly documented in the marketing materials.
This is the kind of factor that online algorithms simply cannot consider. No AI model can feel the vibration underfoot, view archival maps, or advise a buyer on the potential implications for their long-term investment.
What Online Valuations Miss
Online valuation tools typically rely on:
- Recent sold prices in the area (via Land Registry)
- Estimated square footage and property type
- Local average price trends
- Basic postcode-level data
But they cannot account for:
- Structural defects
- Extensions (legal or otherwise)
- Unusual site conditions (e.g. mine shafts, flood risk, underground tunnels)

- External influences like planning applications next door or unneighbourly activity
This is why estate agents, surveyors, and experienced buyers often shake their heads when a seller begins negotiations with “Zoopla says it’s worth…”
