RICS Level 1 Survey

Ideal for newer properties or homes in good condition, this basic survey provides a clear overview of the property’s condition. It highlights any urgent issues or defects, helping you make an informed decision about the property.

Designed for properties in a reasonable condition, this mid-level survey offers a more detailed analysis of potential issues. We offer this as both a standard survey and with an added valuation, giving you insights into the property’s condition as well as its market value.

Our most comprehensive survey, suited to older or more complex properties, the RICS Level 3 survey provides an in-depth look at the property’s structure and condition. If you’re purchasing a property with known issues or planning major renovations, this survey offers the detail you need.

Schedule of Condition Survey

If you are leasing a property or planning renovation works, our Schedule of Condition Survey offers a record of the property’s condition at a specific time. This can help protect your interests in lease negotiations or as a reference before building work begins.

Level 1

The RICS Home Survey – Level 1 (Survey only)

Choose this report if you’re buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition.

This service includes:

  • A visual inspection that is considerably less comprehensive than the RICS Home Survey – Level 2 and the RICS Home Survey – Level 3
  • Clear ‘traffic light’ ratings of the condition of different parts of the building, services, and the grounds, showing problems that may require varying degrees of attention
  • A summary of risks to the building, people and grounds.
  • An assessment of the relative importance of the defects and problems.

What it doesn’t include:

The RICS Home Survey – Level 1 does not include advice on repairs or ongoing maintenance and it does not include a valuation. No tests of the building fabric or services are undertaken.

Level 2

The RICS Home Survey, Level 2 (Survey Only)

Choose this report if you need more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.

Here the focus is on assessing the general condition of the main elements of a property. 

This intermediate level of service includes a more extensive visual inspection of the building, its services and grounds, but still without tests. Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars). 

The report objectively describes the condition of the different elements of the property and provides an assessment of the relative importance of the defects/problems.

The RICS Home Survey – Level 2 (Survey and valuation)

The level 2 Survey and Valuation includes everything from our Level 2 Survey only option plus the following:

  • The surveyor’s professional opinion on the ‘market value’ of the property
  • An insurance reinstatement figure for the property
  • A list of problems that the surveyor considers may affect the value of the property.

Level 3

The RICS Home Survey, Level 3

Choose this report if dealing with a large, older or run-down property, a building that is unusual or extensively altered, and/or if you’re planning major works. This costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property. 

This service includes:

  • A detailed visual inspection of the building, its services and the grounds and is more extensive than a survey level two
  • Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars)
  • Although the services are not tested, they are observed in normal operation – in other words, they are switched on or off and/or operated where the occupier has given permission and it is safe to do so.

The report objectively describes the form of construction and materials used for different parts of the property. It describes the condition and provides an assessment of the relative importance of the defects/problems.

Additionally, it should:

  • Describe the identifiable risk of potential or hidden defects in areas not inspected
  • Propose the most probable cause(s) of the defects based on the inspection
  • Outline the likely scope of any appropriate remedial work and explain the likely consequences of non-repair; and
  • Make general recommendations in respect of the priority and likely timescale for necessary work.

It is vital that before parting with a life changing sum of money to a vendor that you instruct a trusted professional to view and assess the condition of the property to ensure that it is fundamentally in structurally sound condition and any potential pitfalls or potential big bills are brought to your attention.

A: Once you have the report in hand, you will have all the information you need to allow you to move your purchase forward in one of three options: 

1) Reassurance. The report will have allayed any concerns you may have had. Any minor defects will have been identified and you will be armed with the information of what immediate or medium-term maintenance needs to be carried out. You can use any defects that have been noted to predict the costs of ongoing maintenance going forward.

2) Renegotiation. You can go back to the vendor using the information highlighting any problems or defects that have been identified within the report to potentially renegotiate more favourable terms with the vendor. 

In some cases it could mean you pay less for the property, in other cases you might be able to agree a scheme of works and improvements with the vendor before you complete the purchase and take possession of the property. At the very least you will now be armed with more information as to what the financial implications might be of taking on the subject property.

3) Walk away. If the report uncovers significant hidden defects in the property, it may make you reconsider purchasing the property at all. This could be for any number of reasons. Perhaps it’s overpriced, dangerous, or simply uneconomical to repair. Whilst this resolution might be disappointing, walking away from a purchase can often be the right decision if it means avoiding ongoing financial nightmares post sale.
