Reflecting on 2025: A Year of Measured Impact and Meaningful Outcomes

As 2025 draws to a close, it is an appropriate moment to reflect on the work delivered over the past year and, more importantly, the outcomes achieved for clients, communities, and stakeholders.

This has been a year defined not by volume, but by quality: careful advice, evidence-led decisions, and property consultancy that has delivered tangible, real-world results.

One of the most significant milestones of the year was our involvement in the Government’s new High Street Rental Auction scheme. Bramble & Wagg became the first property consultancy in the country to support a successfully let unit under this initiative, helping bring a long-vacant, derelict property back into productive use. This work formed part of a wider programme aimed at restoring confidence in town centres and supporting long-term high street regeneration.

Supporting Clients Across the Property Lifecycle

Throughout 2025, we advised a broad range of clients across residential, commercial, and public sector property.

Our work has included:

  • Lease regears and rent reviews, supporting tenants and landlords in securing lease terms aligned with operational needs and current market evidence.
  • Level 3 pre-purchase surveys, identifying constructional and lending risks that could have rendered properties unmortgageable or financially unviable.
  • Historic and period buildings, including properties dating back several centuries, requiring a nuanced understanding of traditional construction and modern alterations.
  • Expert Witness and dispute advisory, providing independent, technically robust advice in contentious property matters.
  • Local authority consultancy, including vacancy registers and targeted regeneration advice to bring empty buildings back into use.

In every case, the focus has been on proportionate, defensible advice; not generic reporting or risk-averse commentary.

Expanding Capability: Drone-Led Property Inspections

In 2025, we expanded our inspection capability through the introduction of drone-assisted surveys. By investing in specialist equipment and formal certification, we can now safely and efficiently inspect roofs, high-level elements, and large commercial buildings where traditional access would be costly or disruptive.

Drone inspections have already proven particularly effective in dilapidations matters, condition assessments, and pre-acquisition due diligence.

Locally Led, Professionally Delivered

A consistent theme throughout the year has been demonstrating that high-quality property consultancy does not require a multinational platform. Independent, locally led practices can deliver advice to the same professional standard with greater accountability, market insight, and continuity of service.

We are proud to have delivered first-of-their-kind local authority work, supported regeneration initiatives, and advised private clients on some of the most significant financial decisions they will make.
