Built Different: A Modern Surveying Practice, Grounded in Expertise

Our business was built from the ground up – not bought, franchised, or packaged.

We’ve combined decades of hands-on experience with an in-depth understanding of local property markets to create a surveying practice that puts quality, transparency, and real value at the heart of everything we do.

When you choose Bramble & Wagg, you’re choosing:

  • Tailored reports, not off-the-shelf copy and paste products.
  • Expert, local advice, not generic call centres, remote offices and surveyors with limited understanding of the locale.
  • And a Rolls Royce level of service, from the very first contact.

What Makes Us
Different?

Our cast iron guarantee to every client is a premium quality service backed up by local knowledge from qualified accredited professionals.

Fully Independent and RICS-Regulated

We are proud members of the Royal Institution of Chartered Surveyors (RICS), and work directly with our professional body to uphold the highest standards of integrity, transparency, and independence. We never pay referral fees to estate agents, so our clients can be confident our advice is impartial and entirely in their best interests.

Powered by Leading Technology

We use industry-leading survey and valuation tools to produce efficient, high-quality outputs with exceptional attention to detail. Our technology supports, not replaces, the expertise of our people.

Surveys and Valuations, Done Properly

We specialise in:

  • Level 2 Home Surveys (Homebuyer Reports)
  • Level 3 Home Surveys (Building Surveys)
  • Residential and Commercial Valuations
Including: Help to Buy, Shared Ownership, Matrimonial, Probate, Taxation, and Investment Valuations
  • Lease Advisory and Rent Reviews

Our reports are detailed, bespoke, and packed with clear commentary, photographs, and advice you can actually use – not just jargon.

Nicola Zadrozny

BA(hons), MSc, MRICS
Director | Chartered Valuation Surveyor
nicola.zadrozny@brambleandwagg.co.uk

Nicola is the Director of Bramble & Wagg, an independent Chartered Surveying practice, and a RICS Registered Valuer with a focused, specialist valuation practice across residential, commercial, land and development property. She provides rigorous, independent valuation opinions across a broad range of instruction types, acting regularly for solicitors, accountants, tax advisers and the courts.

Her specialist work includes valuations for Inheritance Tax and Capital Gains Tax, trust and probate, and dispute resolution — both as an instructed expert and as a Single Joint Expert in financial remedy proceedings in the Family Court, a role she undertakes regularly. She also acts as expert witness in conveyancer negligence matters where diminution in value is in issue. Across all expert instructions, Nicola is fully conversant with her overriding duty to the court under CPR Part 35, and her reports are prepared with the rigour and independence that contentious and court proceedings demand.

Her asset coverage is broad: residential property is her most frequent instruction type, spanning all sectors from standard housing to more complex or unusual stock. Commercial instructions cover office, retail and industrial property, alongside land, smallholdings and development sites. Her MSc in Building Surveying and practical understanding of construction inform her approach to development appraisals, where knowledge of build cost, programme and constructability matters alongside market evidence. She also advises on lease matters where instructed alongside a valuation appointment.

Nicola’s background is perhaps unusual in the profession. Before qualifying as a Chartered Surveyor she co-founded and ran an independent classic car business operating across the UK and continental Europe, acquiring, valuing and selling vehicles for a discerning international client base. The discipline of valuing illiquid, heterogeneous assets — where every example is different and value turns on detailed evidence, condition, provenance and market sentiment — proved directly transferable to the rigour that high-quality valuation work demands. That experience of building an independent business from the ground up also shapes how Bramble & Wagg operates today: deliberately, independently, and with a focus on substance over scale.

Natalie Bratby

BA(Hons), MSc, AssocRICS
Residential Surveyor
natalie.bratby@brambleandwagg.co.uk

Natalie is a Residential Surveyor and RICS Registered Valuer at Bramble & Wagg, specialising in pre-purchase residential surveys across the East Midlands. She holds Associate membership of the RICS via the Residential Survey and Valuation pathway, and brings a genuine depth of specialist knowledge to the inspection and reporting of all types of residential property.

Her particular interest lies in traditional buildings, heritage property and sustainable retrofit — an increasingly important area for buyers and homeowners navigating the balance between energy performance and building conservation. Her MSc dissertation, awarded the Nottingham Trent University prize for sustainability research, explored novel approaches to retrofitting traditional buildings to improve energy efficiency whilst preserving their historic character and fabric. This expertise makes her exceptionally well placed to advise clients purchasing older or heritage properties where understanding building condition, construction and performance really matters.

Thorough, approachable and client-focused, Natalie is committed to helping clients understand property condition and risk in clear, accessible terms — a philosophy central to the Bramble & Wagg pre-purchase survey offering.

Jon Moulds

B.Mus
Client Advisor
sales@brambleandwagg.co.uk

Jon is your first point of contact at Bramble & Wagg — and often the most important conversation you’ll have before instruction. As a practice that doesn’t operate on a volume model, we take time at the outset to properly understand what you need, and that starts with Jon.

With broad property knowledge built over years of working closely alongside chartered surveyors, Jon brings an informed, unhurried approach to every initial enquiry. Before recommending anything, he’ll take the time to understand your situation properly — the property, your concerns, your circumstances and your objectives. Where helpful, he’ll take an early look at the property himself to make sure the service we recommend is genuinely the right one for you, not simply the most obvious option.

For residential pre-purchase clients in particular, this matters. Many clients come to us unsure which type of survey or report they need, or uncertain what questions to ask. Jon’s role is to change that — so that by the time your instruction is placed, you understand exactly what you’re getting, why, and what to expect.

Thorough, personable and genuinely interested in getting it right, Jon ensures that every client feels informed and confident from the very first call.
